Prices include a welcome pack of local produce (eg tea, coffee, milk, bread, butter, eggs) all linen, towels, heating and electricity.

Booking

To make a booking, please phone 01449 740960 or email us to discuss availability. Once availability is confirmed a non-refundable deposit of £100 should be sent within 3 working days.

We will confirm your booking in writing on receipt of the deposit.

The final balance plus a separate damage deposit cheque of £100 is payable 6 weeks before the start of your holiday. The damage deposit cheque will be returned to you within 2 weeks of the end of your stay provided that the property has been left in a satisfactory condition.

All cheques to be made out to: ‘S. Cullen’ and sent to:

The Grange, Chelsworth, Suffolk IP7 7HU.

Arrival & Departure

The property is available from 4pm on your arrival date and must be vacated by 10am on the day you leave. We will send you directions to the property with the receipt of your balance before your holiday.

Care of the Property

We have tried to make our holiday accommodation as comfortable, clean and relaxing as possible for you to enjoy. Please respect our furniture and belongings and leave the property in a clean and tidy condition when you leave. We have a no pet and no smoking policy within the property.

We have available a cot and a high chair, at no extra cost; let us know at time of booking. Babysitting can also be arranged for an extra cost.

BBQ and bicycles are available for guests to enjoy. Keen fishermen are welcome to bring their own equipment to use on our own River Brett.

Boring Bits...

  1. The Occupier is the person named at the time of booking and he/she will be responsible for the obligations and conditions of hire. The Occupier shall not pass the booking on to another party.

  2. The Owner shall grant the Occupier whose booking has been confirmed the right to occupy the holiday property for the period specified but the Occupier has no right to remain in the accommodation after this time.

  3. The number of persons shall not exceed 4 adults/ children + baby

  4. The Occupier must allow the Owner reasonable access to the property for inspection or to carry out repairs.

  5. The Occupier is required to lodge a damage deposit of £100 with the owner 6 weeks prior to the letting period. The sum will be used to cover any losses, damage or additional cleaning charges if the property has been left in an unsatisfactory state as deemed by the Owner, beyond reasonable wear and tear.

  6. The Owner has the right to terminate the Occupier’s (and his/her party) if he/she is causing a nuisance to neighbours or not treating the property with due care or respect.

  7. The Owner has the right to refuse any booking or to cancel any bookings already made subject to refunding any sums already paid. The Occupier will have no further claim against the Owner.

  8. The Owner cannot be responsible for any loss incurred from theft or damage to your belongings. We recommend that you insure against such loss and also for cancellation.

  9. Any cancellation must be in writing; the Owner will try to re let the property for the booking period and if successful, you will only forfeit your deposit. If the property cannot be re let, the full hire fee will be forfeited.
